(First Published September 23, 2015) NOTICE OF PUBLIC HEARINGS There will be public hearings at 1501 S. Duquesne, Joplin, Missouri, commencing at 7:05 P.M., on October 8, 2015 before the City of Duquesne Planning and Zoning Commission, and commencing at 7:05 P.M. on October 12, 2015 before the Board of Aldermen, to consider the following: To rezone approximately 0.32 acres located at 3109 E. 13th Street, in the City of Duquesne, Missouri from commercial to residential. The legal description of the property to be rezoned is as follows: All of a tract of land beginning at a point 146 3/4 feet West of the Northeast corner of the Northwest Quarter of the Southwest Quarter of Section 7, Township 27, Range 32, thence West 66.75 feet, thence South 204 feet, thence East 66.75 feet, thence North 204 feet to the point of beginning, now in the City of Duquesne, Jasper County, Missouri. A proposed Ordinance amending Title IV: Land Use, Chapter 404: Zoning Regulations, Section 404.040: Use Regulations, to prohibit one and two family residences in R-3 Multi-Family Residential Districts, to prohibit one and two family residences and multi-family residences in both C-1 Non-Retail Commercial and C-2 Retail Commercial Districts, and to prohibit commercial office retail, commercial and multiple-family uses in "M-1" Industrial Districts. A proposed Ordinance amending Title IV: Land Use, Chapter 404: Zoning Regulations, Section 404.030: Off-Street Parking and Loading Spaces, to clarify parking area paving requirements and to grandfather non-conforming parking areas established prior to November 1, 2015, to clearly exempt residential driveways from paving requirements, and to allow exemptions to paving requirements under certain circumstances. All interested members of the public are invited to attend the public hearings.
