NOTICE OF PUBLIC HEARING TO REPORTER Notice is hereby given that the Lebanon Plan Commission will hold a Special Public Hearing on the application for Development Plan approval on the 20th day of June, 2018 at 7:00pm located at 401 S. Meridian Street, the Municipal Building, Council Chambers 2nd floor. The Development Plan application is for an Improvement Location Permit Application as specified in the Zoning Code of Lebanon #74-12 as amended. This application submitted by RMAC LLC, on behalf of Reynolds Farm Store requests to allow a Farm Equipment Sales and Service business within the Planned Business Office (PBO) zoning district and Thoroughfare Overlay District. The property is located at approximately 2000 Indianapolis Avenue, Lebanon IN. 46052 The legal description is as follows: LEGAL DESCRIPTION PARCEL DESCRIPTION COMMISSIONERS OF BOONE COUNTY REMAINDER OF DEED RECORD 61, PAGE 306 A part of the Southwest Quarter of Section 5, Township 18 North, Range 1 East of the 2nd Principal Meridian, Boone County, Indiana, described as follows: Commencing at the northwest corner of said quarter section; thence South 0 degrees 6 minutes 38 seconds East 1,648.21 feet along the west line of said quarter section; thence North 89 degrees 53 minutes 22 seconds East 100.00 feet to the intersection of the eastern right-of-way line of South County Road 100 East with the southern right-of-way line of the access road between said County Road and Indianapolis Boulevard, said intersection point being the point of beginning of this description: thence along the southern right-of-way line of said access road the following three (3) courses: 1) South 80 degrees 46 minutes 32 seconds East 199.95 feet; 2) Easterly 455.83 feet along an arc to the left having a radius of 746.20 feet and subtended by a long chord having a bearing of South 87 degrees 36 minutes 39 seconds East and a length of 448.77 feet; thence South 65 degrees 22 minutes 51 seconds East 70.64 feet to the southwestern right-of-way line Indianapolis Boulevard; thence the southwestern right-of-way line of said of Indianapolis Boulevard the following three (3) courses: 1) Southeasterly 13.61 feet along an arc to the right having a radius of 9,954.00 feet and subtended by a long chord having a bearing of South 30 degrees 10 minutes 40 seconds East and a length of 13.61 feet; 2) South 30 degrees 8 minutes 19 seconds East 368.31 feet; 3) Southeasterly 10.43 feet along an arc to the right having a radius of 7,546.00 feet and subtended by a long chord having a bearing of South 30 degrees 10 minutes 42 seconds East and a length of 10.43 feet to the northeast corner of that 2.016 acre parcel described in the Warranty Deed recorded as Instrument Number 201600005773; thence South 87 degrees 08 minutes 34 seconds West 460.09 feet along the north line of said 2.016 acre parcel to the northwest corner thereof, said corner being on the northeastern right-of-way line of Interstate 65; thence along said northeastern right-of-way line, Northwesterly 522.00 feet along an arc to the left having a radius of 6,118.13 feet and subtended by a long chord having a bearing of North 58 degrees 57 minutes 40 seconds West and a length of 521.84 feet to the aforementioned eastern right-of-way line of South County Road 100 East; thence North 0 degrees 6 minutes 38 seconds West 173.36 feet along said eastern right-of-way line to the point of beginning and containing 5.699 acres, more or less.
