Public Notice PUBLISHED IN THE CLAREMORE DAILY PROGRESS, CLAREMORE, OKLAHOMA, DECEMBER 8 & 15, 2015. IN THE DISTRICT COURT IN AND FOR ROGERS COUNTY STATE OF OKLAHOMA RCB BANK, Plaintiffs, vs. SAMUEL GABRIEL, SHARON GABRIEL, the heirs, executors, administrators, devisees, trustees, successors and assigns, immediate and remote, both known and unknown, of RUBY JOY GABRIEL, a/k/a RUBY GABRIEL, deceased, Defendants. CJ-2015-318 NOTICE OF SALE OF LAND UNDER EXECUTION THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Notice is hereby given that on the 12th day of January, 2016 at 10:00 o'clock, A.M., located at 201 S. Cherokee, Claremore, Oklahoma, the undersigned Sheriff, will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes and superior special assessments, if any, the following described real property, to-wit: A tract of land in Section 14, Township 22 North, Range 17 East of the I.B.&M., Rogers County, Oklahoma, according to the U.S. Government Survey thereof, being more particularly described as follows: Beginning at the SW corner of said Section 14; thence Easterly a distance of 400 feet; thence Northwesterly a distance of 675.23 feet to a point on the West boundary line of said Section 14; thence Southerly 544 feet to the point of beginning, property address: 20001 E. 440 Rd., Claremore, Oklahoma, 74017, said sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Rogers County, Oklahoma, and pursuant to judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2015-318, entitled RCB Bank, Plaintiff, vs. Samuel Gabriel, et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; and SECOND: To the payment of the amount of delinquent ad valorem taxes, if any, plus any accumulated interest, fees and costs due to the Treasurer of Rogers County, State of Oklahoma. THIRD: The judgment and first lien of the Plaintiff, in the sum of $40,883.89 plus accrued interest thereon as of August 13, 2015 in the amount of $288.99, plus interest thereafter accrued and accruing at the per diem rate of $6.72063; costs of this action in the amount of $661.95 and $1,500.00, as a reasonable attorney's fee and for accruing costs of this action, as more fully set forth in the Judgment. Persons or other entities having interest in the property, including those whose actual addresses are unknown and persons or other entities who have or may have unknown successors and such unknown successors are hereby notified are: The property has been duly appraised in the sum of $75,000.00.
