NOTICE OF SALE In pursuance and by virtue of a judgment of foreclosure and sale in the amount of $270,751.28, duly granted by this Court and entered in the Niagara County Clerk's Office on the 3rd day of December, 2015, I, the undersigned Referee, duly appointed in this action for such purpose, will expose for sale and sell at Public Auction to the highest bidder at the Niagara County Courthouse rotunda, located at 175 Hawley Street, City of Lockport, County of Niagara, State of New York, on the 10th day of February, 2016 at 10 o'clock in the forenoon of that day, the mortgaged premises directed in and by said judgment to be sold in said judgment described as follows: See "Schedule A" attached. Pressman, Esq., Referee SCHEDULE A All that Tract or Parcel of Land, situate in the City of Niagara Falls, of Niagara and State of New York, being parcel "B" on the south side of Buffalo Avenue, as laid down on a map showing re-Subdivision of Jane H. Robinson's property on Buffalo Avenue made by T.J. O'Reilly, Engineer, April 1916, which map is filed in Niagara County Clerk's Office; bounded and described as follows; viz; COMMENCING at an iron pipe set in the southerly line of Buffalo Avenue at a point 65.48 feet (measured along said south line) westerly from an iron on pipe at the intersection of said line with Whitney's west line as shown on a map of the Village of Niagara Falls made by Jessie P. Haines, Surveyor in the year 1861 and in the same year filed in Niagara County Clerk's Office; RUNNING THENCE; southerly on a line at an angle of 84'35' with Buffalo Avenue, along the center of the Private Road, shown on said map made by O'Reilly, 142.3 feet to an iron pipe; THENCE WESTERLY; along the center line of an east and west road shown on said O'Reilly's map, 77.15 feet to an iron pipe set in the west line of Lot No. 39 Buffalo Avenue, as said lot and avenue are shown on Haines Map of 1861; THENCE NORTHERLY; ALONG THE WEST LINE OF SAID Lot 39, 141 feet to the southerly line of Buffalo Avenue; THENCE EASTERLY; along said southerly line, 66.12 feet to the place of beginning TOGETHER WITH; the right in common with the owners of Parcel a, C and D shown on O'Reilly's Map, to use said private road of a width of 10 feet on each side of the center line thereof as shown on said map and also said east and west road of a width of 4 feet on each side of the center line thereof, for ingress and egress, sewer, water, gas and electric connections and subject to such use by said other owners.
