MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Sammy Keyes, Single, originally in favor of Household Finance Corporation of Alabama, on the 9th day of January, 2008, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2008 Page 4066; the undersigned U.S. Bank Trust, N.a., As Trustee For LSF9 Master Participation Trust, as Mortgagee / Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on August 5, 2015, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit: A tract or parcel of land located in the West one-half of the southwest quarter of the Southwest quarter of Section 32, Township 2 South, Range 3 West, Limestone County, Alabama, and being more particularly described as follows: Beginning at an existing nail and washer at the Southwest corner of Section 32, Township 2 South, Range 3 West, thence North 02 degrees 48 minutes 40 seconds East along the West boundary of said section 32 and the centerline of the Mooresville Road a distance of 663.01 feet to a railroad spike at the Point of True Beginning of the herein described tract, thence from the Point of True Beginning continue North 02 degrees 48 minutes 40 seconds East along the centerline of the Mooresville Road and the West boundary of said section 32 a distance of 264.72 feet to a point, thence South 88 degrees 43 minutes 30 seconds East and Parallel with the North boundary of the Southwest quarter of the Southwest quarter of said section 32 a distance of 665.11 feet to a point on the East boundary of the West One-Half of the Southwest quarter of the Southwest quarter of said Section 32, thence South 02 degrees 44 minutes 27 seconds West along the East boundary of the West one-half of the Southwest quarter of the Southwest quarter of said section 32 a distance of 351.11 feet to an iron pin, thence North 63 degrees 31 minutes 20 seconds West a distance of 277.89 feet to an iron pin, thence South 98 degrees 13 minutes 12 seconds West a distance of 412.16 feet to the Point of True Beginning, passing an iron pin on the Easterly right-of-way of the Mooresville Road at a distance of 382.07 feet and containing 4.003 acres, more or less. And subject to: 30.00 feet evenly off the West side of the above described property for one-half the right-of-way of the Mooresville road containing 0.175 acres, more or less. And also subject to: 10.00 feet evenly off the East side of the above described property for a drainage easement, and 10.00 feet lying East of and adjacent to the East right-of-way of the Mooresville Road for a utility and drainage easement.
