Defendants. NOTICE OF SALE OF LAND UNDER EXECUTION THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Notice is hereby given that on the 24th day of August, 2015, at 10 o’clock, a.m., (location at Courthouse or Room #), front steps, of the Woodward County Courthouse in Woodward, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: A tract of land situated in the Southeast Quarter (SE/4) of Section Thirty-six (36) in Township Twenty-four (24) North, of Range Twenty-one (21) West of the Indian Meridian, Woodward County, State of Oklahoma, according to the U.S. Government Survey thereof, being more particularly described as follows: BEGINNING at the Southeast Corner (SE/C) of said Section 36, thence North (N00’03’15”E) a distance of 162.50 feet; thence West (S89’57’00”W) a distance of 350.00 feet; thence South (S00’03’15”W) a distance of 162.50 feet; thence East (N89’57’00”E) a distance of 350.00 feet to the point of beginning. **Together with all improvements constructed upon, affixed to or located upon the above-described real property, including without limitation, any residential dwelling located thereon, which dwelling is or may be a manufactured home, which is manufactured home shall be conclusively deemed to be real estate - 2007 Southern Energy SP-2022, Serial #DSETX08688AB**, commonly known as RR 2 Box 445, Woodward, OK 73801 (the “Property”) Sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Woodward Cpunty, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ 2014-59, entitled JPMorgan Chase Bank, National Association, Plaintiff, vs. Mark C. Clark, et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, JPMorgan Chase Bank, National Association, in the sum of $145,611.89 with the interest thereon at the rate of 4% per annum from January 1, 2013, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney’s fee, plus costs, with interest thereon at the same rate, until paid.
