NOTICE OF PUBLIC HEARING BY THE TOWN OF BROWNSBURG ADVISORY PLAN COMMISSION Notice is hereby given, pursuant to I.C. 5-3-1-2, that the Town of Brownsburg Advisory Plan Commission (the "Plan Commission") will conduct a public hearing regarding an application for Case No. PCPP-05-18-1641 (Primary Plat) requesting primary plat approval for a residential community to be known as "Copper Springs" situated on approximately 189.2 acres of real estate. The application was filed by Grand Communities, LLC (the "Applicant") to plat the real estate for the purpose(s) of subdividing the real estate pursuant to the proposed "Copper Springs Planned Development Ordinance" pending under Case Number PCMA-05-18-1639. The Real Estate is currently zoned Agriculture pursuant to Town of Brownsburg's Zoning Map, but Case Number PCMA-05-18-1639 requests approval to rezone the Real Estate to a residential Planned Development District with the R3 as the underlying zoning classification. The Plat Request for "Copper Springs" seeks approval to plat and develop a residential community offering a mix of home product offerings consisting of approximately 400 residential lots. The real estate subject to this application is generally described as follows: Part of the Southwest and Southeast Quarters of Section 9, Township 16 North, Range 1 East and part of the Northwest and Northeast Quarters of Section 16, Township 16 North, Range 1 East, in Hendricks County, Indiana, being described as follows: BEGINNING at the southwest corner of the Southwest Quarter of said Section 9; thence North 01 degrees 27 minutes 01 seconds West (basis of bearings per Indiana State Plane Coordinate System - West Zone) along the west line of said Quarter Section a distance of 668.04 feet to the northwest corner of the South Half of the Southwest Quarter of the Southwest Quarter of said Section 9, said point also being the southwest corner of Summer Ridge West, Section 2B, as per plat thereof recorded as Instrument #200926021 in Plat Cabinet 2, Slide 97, Pages 1ABC, in the Office of the Recorder of Hendricks County, Indiana; The public hearing will be held at 6:00 p.m. on the 30th day of July, 2018 at the Town Hall, Council Meeting Room, 61 N. Green Street, Brownsburg, Indiana 46112 where all interested parties will be given an opportunity to testify regarding the proposal. The application and file on this matter is available for examination at the Department of Development Services, between the hours of 8:00 A.M. to 4:00 P.M., Monday through Friday, exclusive of legal holidays, at the above address.
