NOTICE OF PUBLIC HEARING BY THE TOWN OF BROWNSBURG ADVISORY PLAN COMMISSION Notice is hereby given, pursuant to I.C. 5-3-1-2, that the Town of Brownsburg Advisory Plan Commission (the "Plan Commission") will conduct a public hearing regarding an application for Case No. PCMA-06-18-1653, a Zoning Map Amendment to be known as the "Wynne Farms Area C Planned Ordinance Amendment" (the "Request") situated on approximately 32.4 acres of real estate (the "Real Estate"). The application was filed by Platinum Properties Management Company, LLC and pertains only to "Parcel C" of the Original Wynne Farms PUD that was approved by Hendricks County in 2004. The Request seeks to rezone the Real Estate from its current zoning classification of "Parcel C" of the Wynne Farms PUD to the "Wynne Farms Area C Planned Ordinance Amendment" to permit a C2 District of uses on the western portion of the Real Estate and a M1 District of uses on the eastern portion of the Real Estate. The C2 district would include 3 outlots and the M1 District would include approximately 68 "for-sale" residential attached two-family homes. The real estate subject to this application is generally described as follows: Part of the Northwest Quarter of Section 25, Township 16 North, Range 1 East of the Second Principal Meridian, Lincoln Township, Hendricks County, Indiana, more particularly described as follows: Commencing at the Northwest Corner of the Northwest Quarter of said Section 25, Township 16 North, Range 1 East; thence South 01 degrees 48 minutes 13 seconds East (basis of bearings from GPS observations, Indiana State Plane Coordinates, NAD83) 1337.01 feet along the West Line of said Northwest Quarter to the southwestern corner of Lot 1 of Broadstone Pointe - Phase One (recorded as Instrument Number 201101554, Plat Cabinet 7, Slide 123, pages 2A and B in the Office of the Recorder of Hendricks County, Indiana), being the POINT OF BEGINNING of this description; thence North 88 degrees 23 minutes 12 seconds East 871.43 feet along the southern line of said Lot 1 to the southeastern corner thereof, being a common corner with Common Area "A in Northfield at Wynne Farms, Section 4 ("Section 4") (recorded as Instrument Number 201419569, Plat Cabinet 8, Slide 25, pages 2A&B in said Recorder's Office); thence South 44 degrees 55 minutes 14 seconds East 655.30 feet along the southwestern line of said Section 4 to its southern tip; thence South 01 degrees 24 minutes 48 seconds East 689.33 feet to the northern right-of-way line of Northfield Drive (recorded as Northfield Drive at Wynne Farms, Section I, Instrument Number 200920118, Plat Cabinet 7, Slide 92, pages 1A and B in said Recorder's Office), said point being the point of curvature of a non-tangent curve concave to the north, said point lying South 04 degrees 15 minutes 19 seconds East 1800.00 feet from the radius point thereof (the following six (6) courses are along said right-of-way line); (one) Westerly 70.24 feet along said curve to its point of tangency, said point lying South 02 degrees 01 minutes 10 seconds East 1800.00 feet from said radius point; (two) South 87 degrees 58 minutes 50 seconds West 932.83 feet; (three) North 85 degrees 10 minutes 36 seconds West 125.90 feet; (four) South 87 degrees 58 minutes 50 seconds West 136.52 feet; (five) North 01 degrees 48 minutes 13 seconds West 478.65 feet; (six) South 88 degrees 11 minutes 47 seconds West 50.00 feet to the West Line of said Northwest Quarter; thence North 01 degrees 48 minutes 13 seconds West 683.03 feet along said West Line to the POINT OF BEGINNING, containing 32.378 acres, more or less. The real estate that is the subject of the Zoning Map Amendment consists of the parcel identified as tax parcel identification number 32-07-25-100-009.000-016 and is located at the northeast intersection of Hornaday Road and Northfield Drive in the Town of Brownsburg, Indiana. The public hearing will be held at 6:00 p.m. on the 30th day of July, 2018 at the Town Hall, Council Meeting Room, 61 N. Green Street, Brownsburg, Indiana 46112 where all interested parties will be given an opportunity to testify regarding the proposal. The application and file on this matter is available for examination at the Department of Development Services, between the hours of 8:00 A.M. to 4:00 P.M., Monday through Friday, exclusive of legal holidays, at the above address. Written objections must be filed with the Department of Development Services by the date of the hearing to be considered by the Plan Commission. Dated this 29th day of June, 2018.
