PUBLIC NOTICE The Planning and Zoning Commission for the City of Weatherford, Texas, will hold a Public Hearing on the application of Texas Coalition for Animal Protection regarding a Conditional Use Permit Request to allow C1 to C1 with a CUP pertaining to a veterinarian clinic, for property located at 1302 S. Main St., Suite 112-114, City of Weatherford, Parker County, Texas, and legally described as follows: Being ±4.682 acres being part of Lot 1, Lots 2 through 11, Block 1 and part of an Alley, OWENS AND WILBANKS SOUTH ADDITION, an Addition to the City of Weatherford, Parker County, Texas according to the Plat thereof recorded in Volume 29, Page 120, Plat Records, Parker County, Texas, and being that certain tract of land described in legal description provided by Alamo Title Company in Title Commitment AT0000019358, effective dated May, 20, 2009, issued June 03, 2009, and being more particularly described as follows: Beginning at a 1/2 iron rod found in the west line of an Alley, in the S line of RENTZ St., at the NE corner of a tract of land described in deed to J Raybuck as described in V-1589, P-465, Deed Records, Parker County, Texas, and being the NW corner of the herein described tract; THENCE E, along the S line of Rentz St, 383.62 ft to a 1/2 iron set from which a 1/2 iron found bears S 22 degrees 49 minutes 58 seconds W, 1.49 ft, in the W line of S Main St, and being the NE corner of the herein described tract; THENCE S 00 degrees 06 min 20 sec E, along the W line of said S Main St, 541.67 ft to a 1/2 iron found at the SE corner of said Lot 11, Bk 1, at the NE corner of a tract of land from which a 1/2 iron found bears S 00 degrees 13 min 28 sec W 48.26 ft, and being the SE corner of the herein described tract; THENCE S 89 degrees 28 min 56 sec W along the common line of said Lot 11, Bk 1, passing the NW corner of said tract and the NE corner of a tract of land described in deed to the Trew Family Real Estate, continuing in all, 364.05 ft. to a 1/2 iron found at the NW corner of said Trew Family Real Estate tract, and the W line of an Alley; THENCE N 89 degrees 25 min 00 sec W, 9.43 ft. to a Y cut set at the SW corner of the described tract, from which a 1/2 iron found bears N 52 degrees 11 min 19 sec W, 131.64 ft; THENCE N 00 degrees 09 min 35 sec E, passing the SW corner of a tract of land in deed to R McCoy, Jr. passing the NE corner of said McCoy tract, continuing in all, 395.59 ft. to a 1/2 pipe found, from which a 1/2 iron found bears S 46 degrees 56 min 27 sec W, 148.34 ft; THENCE S 89 degrees 02 min 21 sec W, 10.05 ft to a 1/2 iron found in the E line of said track; THENCE N 00 degrees 50 min 53 sec W, along the east line of said tract, 149.46 ft to the POINT OF BEGINNING and containing 4.682 acres of land. A second public hearing on this request has been tentatively scheduled before the City Council on Tuesday, February 9, 2016, at 6:30 p.m. in Council Chambers, City Hall, 303 Palo Pinto Street. All interested persons are invited to attend and participate in the public hearing. Weatherford City Hall is wheelchair accessible and special parking is available on the south side of the building.
